Most builders offer lower pricing for a limited number of early buyers in a new community. They often start with a VIP list of homebuyers who signed up to get early notifications when homesites and floorplans become available in a new community. It’s an incentive to get the ball rolling and increase interest in the new community.
Being able to select your favorite homesite is one of the best advantages of buying early in a new construction community. Whether you prefer living on a cul-de-sac, close to community amenities or on a wooded homesite, being able to reserve your favorite homesite is a big plus when buying a new home.
Not all floorplans will fit on every homesite, so picking a floorplan and homesite that go together is easier to do in the early stages of development as there is more selection. The largest floorplans may be limited to a few homesites that are big enough to accommodate them.
